DAMAC Properties has launched Piazza Roma offices and Valencia apartments within DAMAC Lagoons District, a mixed-use community. The developer announced the project at a launch event at Coca-Cola Arena. The district combines residential, office and retail space around a waterfront setting.

Valencia and Piazza Roma reflect a more human, more walkable Dubai: one where the best of the city is just minutes away.”

DAMAC Lagoons District sits in Dubailand. The development uses decentralised planning to place homes, offices, retail, wellness facilities and community spaces within walking distance. The layout aims to reduce travel time for working parents by positioning key locations close together. DAMAC Mall anchors the district.

Piazza Roma and Valencia connect to main Dubai locations: 8 minutes to DAMAC Mall, 10 minutes to Saudi German Clinic, 17 minutes to Trump International Golf Club, 19 minutes to Global Village, and 30 minutes to Al Maktoum Airport.

Amenities and Community Features

The district includes public spaces designed to support activity throughout the day and evening. Retail sits within walking distance of residential and office areas.

Features include an Interactive Digital Boardwalk with LED paving, smart benches and responsive art, a Floating Digital Art Gallery with water-based projections, and Smart Pop-Up Retail Capsules that change weekly.

A Mall-to-Lagoon Experience Bridge connects the mall to the waterfront using sound, scent and visual elements. The bridge leads to a Flamenco Stage, a performance venue with professional lighting, flooring and acoustics for live dance and music. The district includes an Aqua Gym with submerged fitness stations, resistance zones and water circuits, plus outdoor yoga and spa areas beneath a water canopy.

Valencia: Mediterranean-inspired lagoon living

Valencia adds residential units to the district. The building includes lagoon-front social spaces, wellness zones and Mediterranean-style lounges with coastal Italian design elements.

Piazza Roma: offices within the district

An investment proposition backed by performance

The DAMAC Lagoons District launch follows three years of development in the DAMAC Lagoons community. Properties in the area show gross rental yields of around 9% to 11% based on current lease levels. Secondary-market data indicates average ROI of around 47% over an average holding period of about three years, rising to around 69% for projects near handover. As properties complete and begin generating rental income, the investment fundamentals of DAMAC Lagoons are expected to strengthen.
