AVENEW Development has entered into a joint venture with Kora Properties to build a new commercial district in Motor City, Dubai. The project marks a significant addition to AVENEW’s commercial portfolio and brings together two development partners with distinct but complementary strengths.
AVENEW brings a design-led approach to the partnership, while Kora Properties contributes a fully integrated development platform backed by APPCORP Holding, a established regional conglomerate. Together, the two companies aim to deliver a large-scale, long-term urban development in one of Dubai’s established communities.
The joint venture’s first project occupies a development plot in Motor City, directly next to the Dubai Autodrome. The masterplan includes six Grade A office buildings, a hospital, and a retail mall, all within a single, self-contained district.
The development is planned as a walkable urban environment with landscaped public spaces and open views. The design aims to support everyday working life while meeting Dubai’s wider goals around connected and sustainable commercial communities.

The Motor City district will bring together office, healthcare, retail, and leisure uses within a single development. Green spaces and a considered public realm will connect the different components and give the district a coherent identity.
Both partners see the joint venture as a long-term commitment to Dubai’s urban growth. The project is intended to set a clear standard for design-led commercial development in the city.
